Foresight Home Inspections, LLC, located in the Atlanta suburbs, solely focuses on Home Inspections for Atlanta and the surrounding Counties. Our objective is to provide a thorough inspection for resale, investment, or new construction properties and educate home buyers and sellers with the most dependable home inspection services. Our home inspection will be thorough – not merely a 30-minute walk-through. We obtained the InterNACHI Certified Professional Inspector (CPI) designation and received hands-on training at the Georgia Conference of Home Inspectors.

Home Inspection

We offer resale, investment, or new construction property Inspections. We visually inspect the property with drones, infrared cameras, and moisture meters.

Our report includes the condition of the condo, townhome, or single-family dwelling, including the structure, roof, exterior, interior, garage or carport, attic, basement and/or crawlspace, foundation, electrical system, HVAC system, plumbing, and built-in appliances (if present).

The inspection report includes video and color photos. We provide same-day reports and have Supra e-Key for your realtor’s convenience.

DeKalb Low Flow Fixture Compliance Inspection

We provide low-flow compliance verifications for both home buyers and sellers. Properties built before January 1, 1993, in unincorporated DeKalb County must have low flow plumbing fixtures installed upon resale before the new owner can obtain water service from the Watershed Department. This requirement is based on DeKalb’s Inefficient Plumbing Fixtures Replacement Plan Ordinance (or Low Flow Ordinance).

Our inspectors can verify whether your residential property has plumbing fixtures that comply with the Low Flow Ordinance guidelines. If your property meets the necessary standards, you’ll immediately receive the Certificate of Compliance required by DeKalb County to turn your water on.

Radon Testing (48 Hours)

All Atlanta homeowners should test their homes for radon. Radon has been found in all 50 states and all types of houses, so it is impossible to predict which homes are safe without conducting a test. Home sellers should test their homes when preparing to sell.

Radon testing helps home sellers take proactive steps to mitigate radon and avoid unexpected delays and repairs later in the home selling process. Likewise, home buyers should add professional radon testing to the home inspection. If the results show elevated radon levels, home buyers can take steps to negotiate for radon mitigation or adjust the sales price to cover repairs before closing the deal. 11th month / 1st year Warranty Inspection

The 11-month warranty inspection is an inspection just before the builder’s warranty expires. In some cases, the warranty might extend until two years. This inspection is critical to finding defects in the home that might have happened during the homeownership process or were not found before. Common defect findings include improper roof vent installation, missing insulation, leaking plumbing, loose toilets, missing grout, cracked/damaged shingles, minor cracks in the stucco, cabinet damage, and appliance damage. ​

Once the report is complete, you can use this document to request repairs and address any safety concerns. One defect under warranty could easily pay for this inspection. Some of these issues might be small now but could cause a more serious and costly problem later.

Pre-Drywall Inspection

A pre-drywall inspection provides a thorough visual examination of the structural framing, their connections, MEP (mechanical, electrical, plumbing) rough-in trades that occur prior to installation of insulation and drywall. At this stage of construction, the final wall finishes have not yet been installed, making it the opportune time to spot defects, damage and missing items. Discovering such defects, allows the builder time to make corrections before they become permanently hidden behind the drywall.

Pre-listing Inspection

Before you officially list your home for sale, a professional home inspector examines your property to identify any potential problems or repairs that need to happen. A pre-listing inspection will make sure the seller is aware of any issues before the buyer becomes aware, allowing them more time to prepare for negotiation or time to fix the problems. Think of it as an opportunity to know what the buyer might request before making an offer or a purchase agreement is signed.
